Wildwood Lodge hot water tank replacement program
In a recent inspection of units, the strata corporation discovered that most hot water tanks in the building are due to be replaced. The recommended lifespan of a hot water tank in Whistler is six years, due to the minerals in the water speeding up the corrosion of conventional tanks. There was a bulk replacement of over a dozen tanks in 2013, which means those owners are due.
The strata has obtained two quotes for replacement from Lee Carter Plumbing.
Option 1
The first option is for a conventional 40 gallon tank John Wood tank, which will be good enough for another six years. The cost per unit for this tank is $1,360, which includes removal of the old tank, inspection of fixtures, the installation of a new tank and expansion tank, vacuum break, seismic restraints, a new shut-off valve and a drain pan where necessary.
Option 2
The second option is for a 40 gallon Rheem Marathon tank, which is fiberglass construction and has a lifetime warranty. Some additional plumbing and electrical work is required to accommodate these tanks in the space available and new drain pans are required as well. The cost per unit is $2,200, which includes removal of the old tank, inspection of fixtures, the installation of the new tank and expansion tank, plus vacuum break, seismic restraints, shut-off valve and drain pan. The electrician is also included in the estimate.
